Here are the key components we evaluate beyond the purchase price:
Financing Type and Lender Strength
Cash offers or conventional loans with reputable lenders are often more attractive than government-backed loans that may involve stricter guidelines or delays. A well-qualified buyer with solid pre-approval gives sellers more confidence that the deal will close.
Earnest Money Deposit
This deposit shows the buyer’s commitment. A larger earnest money deposit signals serious intent and reduces the risk of the buyer walking away for no reason.
